DEPOSITS & PAYMENTS, CANCELLATION POLICY, TERMS AND  CONDITIONS

For single night bookings, payment in full in advance is requested.  For longer periods, we require a deposit of 50% of the total cost of your stay.

This is charged via Paypal, at no extra cost to you, and you can reserve your stay now by checking availability and paying your deposit using the payment facility at the foot of this page. 

We will send you an email or letter confirming the booking and letting you know what the outstanding balance is.  The balance is due on arrival.

N.B.  If you cancel your booking 14 days or more before your arrival, we will refund your deposit, less a £5 handling charge.  

We reserve the right to charge the full cost of your reserved stay with us, should you cancel your arrangement 7 days or less prior to your date of arrival, or if you fail to arrive, as planned.

If you need to cancel for whatever reason, please contact us immediately.  We also suggest you may wish to take out cancellation insurance as part of any holiday cover. 

Your booking is non transferable.

ARRIVAL AND DEPARTURE

Please vacate by 11am on the day of departure, to allow us to clean and prepare the room for our next guests.

New guests are asked to arrive after 4pm and before 9pm. 

PETS

We love animals, and have a cat, a dog and several chickens.  Unfortunately, this means we are unable to accommodate other pets.

BREAKAGES

Please take care of our accommodation.  We will not normally charge for minor breakages, but significant damage will be invoiced for.  Please tell us of any accident or spillage so that we can deal with it immediately.

LIABILITY

We do not accept liability for any damage, loss or injury to any  member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or agents acting on our instruction.
